Our Moisture Detection and Mold Survey Inspection Process typically involves:

Visual inspection: Beginning outside the property - we look for moisture intrusion points as well as drainage and possible issues related to landscaping problems. The visual inspection then moves inside to include all aspects of possible moisture intrusion.
Electronic Moisture Testing: Using non-invasive (no holes) electronic moisture detection equipment. We check for moisture in a structure in troublesome areas like bathrooms, kitchens, windows, doors, etc.
Microbiological sampling: A sample is an air test, swab or slide (tape lift). The tests are then processed by an AIHA certified lab test
When needed, Asbestos Testing can be performed

What We Provide To Our Customers

Lab Report: We have a custom 17-20 page report that provides a highly detailed and easy to read reporting of the lab results.
Sherlock Analysis: To enable our clients to have an immediate understanding of the results we provide a 2 page analysis that includes: What we did, What we found, What is means, and Recommended next steps. We do not stop at yes you have, or no you do not have mold, we actually provide real world reasonable next steps. Sometimes an infestation is minor and all that is needed is a simple wash down to cure the problems. Sometimes a detailed protocol is needed to instruct and notify all interested parties as to what remediation steps must be followed in order to clear the property.
Mold Clearance: When the remediation is complete, and at the request of the Owner/Property Manager, Sherlock will return to provide a clearance for the property.
If required by the size and scope of the job, we provide a CIH prepared remediation protocol.

Thermal Imaging – Have a water leak you cannot find? Had a flood? Want to know if your carpet are really dry? We use infra red or thermal imaging for advanced moisture intrusion analysis, roof assessment, window and leakage analysis, as well as for determining extent of damage moist or flooded areas. Bacteria Testing – Following a “black water flood Sherlock Commercial can verify for you that the remediation resulted in a “clean” environment by testing surface to assure they are free of bacteria or viral contamination

Remediation Planning - When needed, Sherlock can provide detailed Mold Removal plans with Certified Industrial Hygienist certification.

Post Remediation Clearances – Following remediation, Sherlock is available to return to “Clear” property, testing to assure the environment has been returned to a safe condition.

Remediation Project Management for Mold Remediation– As your independent consultant, Sherlock provides project management services for mold remediation of your property. Sherlock can assist you with managing all phases of a Remediation Project. From performing initial assessments through to verifying the remediation contractor has successfully removed the entire mold infestation.

Annual Building Health Check Programs – Why wait for serious indoor environmental problem to occur? Be proactive and ask us about our “Building Health Check” annual testing programs. Designed to meet the specific needs of your individual property, an annual preventative program is available from testing following to any water intrusion event to testing following tenant turn.
